The Property

This stunning property is situated in the commune of Sarlande in the Perigord Vert region of the Dordogne, adjacent to the Parc Nationale, in the NE corner of the Dordogne, bordering the Correze and the Limousin. It profits from the clement south of France temperatures, but with adequate rainfall to keep the grass growing in the summer. It sits halfway between Perigueux and Limoges, which boasts a busy international airport, approx 55 minutes away.

Internally, the property has a spacious dining kitchen and lounge, a utility room, four bedrooms (one currently used as a studio), a large downstairs bathroom, and a roomy upstairs shower room. There are electric radiators on a central heating system in all rooms except the living space, where there are power outputs from where radiators have been removed.

Externally there are three stone barns, one huge open barn with one end used as a free access stable/shelter for a stallion, a separate lean-to barn at one end of the large barn, and a barn at right angles to the house containing stables and a garage/workshop.

Backing onto the stables is a 20m x 60m all-weather arena, with great drainage, making the surface rideable all year round. The arena is post and rail fenced to 1.20m, ensuring safe enclosure for entires and youngstock.

To the south of the house is a garden sheltered with trees and bamboo, offering privacy, but with a view.

The three buildings form a south facing courtyard, secured with electric gates.

The grazing is fenced for horses, with a large hayfield.

The nearest town, St Yrieix la Perche, is ten minutes away and serves a big surrounding area. It has doctors’ clinics, vet clinics, a hospital, a secondary school, a college, several large supermarkets, and a weekly market next to the old cathedral. The old town is charming, with fabulous shopping, including a chocolatier who makes the most incredible truffles!

There is an Equestrian Centre in St Yrieix la Perche, where FFE CSO competitions are held regularly. Pompadour, the city of the horse, is half an hour away and hosts FEI competitions to 3* level in dressage, show jumping and eventing. Pompadour also boasts a racecourse, where both flat and jumps horses run throughout the summer.
